Maintenace fee
As a co-ownership we have some shared costs, and in order to deal with them all owners are obliged, according to Turkish Condominium law, to pay the maintenance fee.
Fees are paid into Prime Blue 3 bank account controlled by the management committee (the Board) and recorded by an accountant. If the Board has followed the law and management plans, they can begin legal procedures to obtain late fees, and in some circumstances, reclaim the property to cover the legal costs.
The maintenance fee applies from 1st of January to the 31st of December each year. The person who is an owner in the beginning of the year, is the one responsible to pay the maintenance fee, also if the property is sold during the year.
Prime Blue 3 is dependent on getting funds early in the year, in order to make necessary improvements ahead of the summer season. The maintenance fee is hence to be paid before the 1st of April each year. All bank fees concerning the transaction is to be fully paid by the owner / sender of the money.
The maintenance fee for the upcoming year is determined on the annual general meeting (AGM) and constitutes the necessary level of shared costs. When the building of Prime Blue 3 was new the maintenance fee was set, and paid in GBP or Euro. For 2013 we paid 700 GBP, and for 2014 we paid 600 GBP. After this it was made possible to pay in Turkish lira. For 2019 the maintenance fee was set to 4500 TL, that equals 650 GBP. For 2020 the maintenance fee was set to 3000 TL. For 2021 the maintenance fee was set to 3800 TL. For 2022 the maintenance fee was set to 4800 TL,
For 2023 the maintenance fee is set to 9600 TL, as suggested from the former chairman.
The maintenance fee is to be paid each month, or upfront for the whole year. The Board has made a contract with an external lawyer that will follow up all late payments, and interests will be added each month and legal actions started.
For those who do not pay in due time, dept collection costs will occur.
When the maintenance fee is to be paid, remember to write down the block (A or B), entrance (1 or 2 or 3), the number of your apartment and the name of the owner.
