Type of apartments at Prime Blue 3
Prime Blue 3 consists of 57 apartments, where as one of those is reserved as an apartment for a caretaker. The expenses for the caretaker’s apartment are covered by the annual maintenance fee from the co-owners.
In addition, we have got a space for a wellness centre (hamam) and restaurant, both owned by the developer.
All apartments have different square meters and different amount of rooms. This is an overview over the different sizes.
Lending your apartment to friends and family?
In according to Turkish law, it is not allowed for private persons to rent out their apartment. If you want to rent out, you should check out the laws for renting out property.
It is however allowed to lend out your apartment. It is not necessary to tell anybody if you lend out your apartment to family in a straight ascending or descending family line, that is parents or children. If you lend out the apartment to someone else, it should be according to Turkish law sent a message to this to the police. However, the local police do not seem to be very updated on these rules, and unless there occurs a situation where the police get involved it might not get checked.
It is still highly recommended that you notify Vision in case the apartment is to be used by someone else than those registered on the TAPU. This so that in case of emergency we will have an overview of residents at PB3. Possible situations where this may become applicable are: burglary, fire, earthquake, or other extensive events.
Selling your apartment in Prime Blue 3?
If you want to sell your apartment, Vision might be helpful. Our experience is that they are trustable and do not take more money for their services than what is according to law. You may also have a certainty that the sale is done according to Turkish law.
As an owner it is your responsibility to pay maintenance fee for the whole year, even if you are selling. If you’re selling in the middle of a calendar year and wish to get parts of the maintenance fee back it is a question between the seller and the buyer, and none of PB3’s business.
When there is a change of owners, name and contact information are to be sent to the Board immediately, and at the latest 14 days after the sale.
